Put on by the Board of Directors of East Passyunk Crossing, this will make the 21st year of production. So join your neighbors in South Philadelphia on Sunday October 20th at 4pm at SS. Tickets are available now and are just $15 for an adult/ $12 for a Senior Citizen. Your soul will enjoy the sounds of Light Opera, Broadway, Patriotic and Neapolitan songs. This years concert will feature the Bel Canto Lyric Opera Company and Orchestra. All proceeds help benefit musical scholarships for local artists. East Passyunk Crossing receives a small portion of each ticket sold. So join in to help support two worthy causes as you enjoy music from local performers.
In the Lower Moyamensing section of Philadelphia, the Water Department has implemented their latest storm water management project. Including three local elementary schools, this project will help educate kids and the community on the importance of rain water run off and where it leads.
This project, as of now, will plant 21 trees and install under ground water infiltration trenches. These trenches will collect rain water and more water will be absorbed by the tree roots rather than sent to our sewer system. Not only will these trees provide a benefit for the community but also create much needed shade around school zones. Here’s some photos of the project so far from lomophilly.org.
Jenks Elementary is said to be planting 18 trees around the perimeter. Our Lady of Hope School will plant one tree while Key Elementary plans for two trees. This is just the beginning of a city wide project that needs to be expanded to all neighborhoods. This provides an example and learning benefit for these elementary school kids in hopes to make a greater impact in the community in which they live.

The Philadelphia Real Estate Blog got us a first look last week at the new split-levels replacing the Pain Center at 12th and Lombard, a rather dated 1970s-era structure.

Designed by ubiquitous local architects Harman Deutsch, these structures will come with a 2-car rear garage with decks on top, as well as the firm’s idiosyncratic design. We’ll have more details as and we learn about them!

Appealingly close to both Bella Vista and the Italian Market, this rowhome has sat vacant for a while. Recently sited by L&I’s Doors and Windows violation, it has a new owner with a Plan: Flatten it, and put new homes here and on Jessup. Both would have roof decks and garages.
Our advice for this new development in Hawthorne: Keep the nice façade, kill the 11th street garage. We’ve seen it done elsewhere.

Shame about the façade, but may we recommend its location? Just off the Italian Market, the single most awesome business district in a city stuffed with awesome business districts, chock full of fresh, delicious, local produce, meats, and cheeses. And we couldn’t forget about all that excellent Vietnamese food down on Washington! Mmmm food heaven…
A brouhaha on Washington Square? Yes indeed–for the better part of a decade now, a major condo proposal has lingered on its east side, behind 1950s-mayor Richardson Dilworth’s former residence, bisecting the two halves of the Athenaeum. This Turchi offering, including an expansion of that storied institution into Dilworth’s house financed by a 15-story Robert Venturi-designed condo structure behind, has caught the attention (and wrath) of preservation advocates, and a long train of Plan Philly stories.

So, as the developer and the community fight one another, the site sits, a minor black hole on the square’s duller east side.

Hidden away at the corner of Marshall and Clymer, just south of the 600 block of Fitzwater, we discovered two large new Bella Vista rowhomes going up.
JKR Partners is the listed architect of these handsome brick bad boys feature off-street parking–kind of important on a street too narrow to have any–and a mansard-inspired roof.
More details, including whether or not they were sold, as soon as we can get them!
If you’ve been to the corner of 9th and Washington in the Italian Market lately, you’ll have noticed some wood framing sticking up nearby. Take a turn at Ellsworth, a block south, and there it is.
This extremely large new Italian Market senior center is to be called the Cedars Villa, according to the on-site render. K&A Architecture is responsible for the design, and it will have 64 apartments, 25 parking spaces, a community garden, and did we mention that it’s oh-so-close to the Italian Market? Seriously, if you’re eligible, get over there and check it out, it’s awesome.
As it gets closer to the finish line, expect us to check back in on it every so often!
This old Modernist commercial structure at the corner of Catherine and Warnock–1020 Catherine Street–is slated to come down and be replaced by four new Bella Vista houses, according to the demolition permit. Each of these houses would come complete with pilot house, roof deck, and its own garage. Harman Deutsch is the listed architect, which gives a good idea what these homes will eventually look like.
This is how the property looked like walking by yesterday. We’ll keep you updated with more information as and when wrecking balls arrive on the site.
Beautiful Sunny Bella Vista
A renovated rowhome is coming in Bella Vista at 633 Carpenter Street, next door to the Nebinger School, a half-block away from the Santore Branch of the Free Library, and a block away from Washington Avenue. Handled by De Simone Contracting, this renovation is a gut job of the original (ca. 1840s) structure, involving an entirely new façade and a vastly improved third story.
